The property consists of over 3,200 acres of high fence in the East Texas Pineywoods which is located within a 15-minute drive of Nacogdoches and all it has to offer. It was high fenced in the mid-90s and has been enrolled in the TPWD MLD program prior to and since then. Whitetail are the primary game species on the property but there are also plenty of hogs, predators, and you can have a decent dove hunt some years as well. A deer management pen (DMP) and a serious feeding program were established on the property in 2015 which has greatly enhanced the quality and potential of the deer herd. There are miles of well-maintained rock and woods roads along with conservatively 60 acres of dedicated food plot areas. There have been many deer harvested from the property into the 140-170 B&C range over the years and with a management minded group that should only get better. The camp facilities are well maintained and consist of a 3br/2bt mobile home, a 1br/1bt home from the 1920’s, equipment shed and a headquarters building that serves as a central hangout area with a covered skinning rack. The landowner employs the services of a professional wildlife biologist to oversee the wildlife operations, DMP pen, feeding programs, and sets the harvest quotas and criteria based on data from various surveys conducted throughout the year. The biologist will provide a harvest summary and report containing survey data at the end of each season. The landowner also provides a protein feeding program, property mowing, road maintenance, operating DMP program, maintained high fence, nice facilities, a beautiful property in general and a solid deer herd. Deer stands and corn feeders are NOT provided at this time. The Texas MLD program permits the landowner to allow hunting with any legal weapon from the beginning of the usual archery season through the end of January. We are looking for an individual to lease the property and bring around 13 members or a cooperate lease situation. Depending on the specifics the annual lease cost is $120,000 per year, plus the cost of food plot materials which fluctuates annually. This is for year round access.

Many are combo deer blind with bow sets in brush or trees. The camp has 3 small houses. Two of the houses can be used by new members. We also have 2 RV hook-ups available. Water and electric included. The barn has a walk-in cooler and 2 cleaning racks. We have a small tractor for mowing and moving equipment. The lease is $6800-$7500/member. This includes lease fee, corn, permits, repairs and camp. You Cannot split a membership!! Guest are allowed but they hunt off your tags and member must be at ranch with all guest including any family. Members have first choice on all blinds. New members will need to provide a deer blind, feeder and 2 trail cameras. No feeders that require ladders to fill allowed. The camp houses may require new window AC, or refrigerator. The property is MLD and we normally get about ~60 permits split 50/50 doe/bucks. So a member will get 7-8 tags. You can only shoot one trophy deer ~5 years +, 10pt, 150+. We normally only see 1-2 trophy deer shot each year. There are several nice management bucks taken each year. Lots of hogs and coyotes. A few exotics pass through at times (axis, rams, elk). Atvs, Utvs, trucks can be driven everywhere. But it does get muddy in areas and trucks will get scratched. This is not a lease to leave young kids in blind or camp. It’s very close to border and illegals are traveling through frequently! They will bust hunts, sleep in blinds and walk into camp. Border patrol is on ranch frequently picking up illegals.

We have a camp sites for campers, RV’s or tents. 365 day hunting access each year. Each paying member gets one area to hunt, we don’t micromanage the number of deer stands and feeders each member can have in their hunting area, it’s up to the member. We go with the Hardin County bag limit, 4 deer per member. A guest harvest 4 day weekend, is available Thursday-Sunday of Thanksgiving weekend, each member can bring one guest to hunt their spot for the 4 days only, guest must have a valid TX hunting license, each guest can harvest one legal deer, unlimited hogs and unlimited predators during the 4 days. Spouse and immediate children in school, hunt at no additional charge, from the members spot. Feeding, planting and minerals are highly recommended. We have annual clean up days and meetings. Every member receives a window sticker, membership card, gate combination and rules/contract to sign for record keeping. Surveillance cameras are utilized on site and we maintain close relationships with the local State Game Wardens.
